Preparing For Your Home Inspection
- Allow two to three hours for a complete home inspection.
- The buyer should accompany the home inspector for the best education.
- Contact the property owner regarding the date, time and estimated duration of the home inspection.
- Ensure the home inspector receives your full name, address and phone number.
- Provide the home inspector with the property's address and directions.
- Please contact the home inspector at least twenty-four hours before the inspection if you need to cancel or postpone the appointment.
- Make sure all the property's systems are turned on and pilot lights are lit for the home inspection. Without utilities, we can not inspect the
system.
- Inform the owner that all appliances, equipment and systems will be inspected and returned to the condition in which they were found.
- We recommend to request the home owners not be present at the home inspection. Emotions can run high.
- Access must be available for all parts of the property, such as the garage, attics, crawl spaces, electric panels, door keys, etc.
- It is very helpful if the owner move items that block access to the furnace, boiler, hot-water heater, attic, crawl space, access panels, electric panels,
water main, etc.
- It is helpful to have all tubs, sinks and basins emptied.
- The home inspection report is usually provided to the buyer at the end of the home inspection.
- Ensure that all lights and fixtures operate.
- Ensure that all windows open, close and lock.
- Payment arrangements are due upon completion of the home inspection.
- Payment at closing is an additional $50 and we will need closing information.
