All of our ASHI home inspections include pictures, web access to your home inspection report, and a very detailed home inspection report with home maintenance tips. We will print and
present a "Summary Overview" at the end of the home inspection, highlighting the concerns with pictures of the issues found in the home. We feel we have the best home inspection report
available to home owners.
Whole House Inspections
A whole home inspection is an objective visual examination of the physical structure and systems of a home, from the roof to the foundation.
Our home inspection report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and
electrical systems in the home; the roof, attic and visible insulation in the home; walls, ceilings, floors, windows and doors; the foundation, basement and structural components of the home.
Whole House Inspections with a Licensed Structural Engineer:
The advantage of using a Licensed Engineer (P.E.) for your home inspection:
- He will perform the Whole House Inspection with an emphasis on structural
- No need for 2nd Home Inspection of Suspect Structural Components
- Gives the home repair contractor the specifications for structural home repairs
- A More Qualified Structural Analysis of your home
- 3rd Party Neutral Opinion (we do not perform home repairs)
Radon Inspection and Testing
Radon is a cancer causing radioactive gas present in some homes. You cannot see radon and you cannot smell it or taste it, but it may be a problem in your home. This is
because when you breathe air containing radon in your home, you increase your risk of getting lung cancer. In fact, the Surgeon General has warned that radon is
the second leading cause of lung cancer. Radon inspection and testing in your home is the only way to find out about your home's radon level. The EPA and the Surgeon General recommend
testing of all homes below the third floor for radon.
It takes a minimum of 48 hours to perform a Radon Inspection and Test in your home.
We are Certified Residential Measurement Providers by the National Environmental Health Association National Radon Proficiency Program "A nationally
recognized certification program for radon professionals maintaining the highest level of ethics and quality".
Stucco/EIFS:
Stucco and EIFS need special attention during a home inspection. We have a home inspector that is certified by Exterior Design Institute as an "EIFS
Third Party Inspector and Moisture Analysis".
Most residential EIFS systems (Synthetic Stucco) are not installed properly which can lead to moisture infiltration into the wall cavity where
it degrades the structural members of your home. This intrusion can not been detected during a visual home inspection and special equipment and training are needed.
Several insurance and relocation companies have exclusions for EIFS homes.
Hard Coat Stucco (HCS) has been used for decades for homes, traditionally three coat stucco has a long history that is well accepted. The newer One-Coat
Stuccos (OCS) are thinner with proprietary mixes that require special attention during a home inspection.
Attention Relocation Buyers/Agents:
Several relocation companies are not willing to accept a home that has EIFS. We do provide a service just to identify the exterior siding of th ehome. Call our
office and we will drive to the home and identify the siding, before you make an offer.
Termite Inspections
We offer termite inspection and have Licensed Pest Control Company perform the inspection. They will perform the termite inspection at the time of
our home inspection. (Four eyes are better than two)
Mold Inspections
Mold can affect the health of people who are exposed to it. People are mainly exposed to mold by breathing spores or other tiny fragments. People
can also be exposed through skin contact with mold contaminants (for example, by touching moldy surfaces) and by swallowing it.
Sometimes, mold growth is hidden in your home and difficult to locate. In such cases, a combination of air (outdoor and indoor air samples) and bulk (material)
samples may help determine the extent of contamination in the home and where cleaning is needed.
We have a Certified Residential Mold Inspector available to provide mold inspection service.
Commercial Inspection
Whether buying or leasing a commercial property there is risk involved and you are making a significant investment of time, money and resources.
Unknown defects and unplanned repairs affect the profitability of your investment. Knowing the condition of the property before you make the investment
can enable you to be better manage the risks involved. Our inspection services will help to educate you more on the condition of the property, which
can significantly reduce those risks. Our services are limited to buildings that are less than 50,000 sq. ft..
Warranty Inspections
Most builders provide a one-year warranty for new construction. Generally during this period of time the home buyer develops a "punch list" of corrections
for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain our home
inspector's list of items that will most likely be repaired by your home builder at no cost to you. You will be reassured knowing that potential problems
were addressed before they grew into something that could cost you a great deal down the road.
Infrared/Thermal Building Scans
Sometimes problems in a building are hidden from view (water infiltration in walls or under flat roofs, plumbing leaks, missing insulation, etc). Often
these problems can be detected with an infrared scan of the building by a qualified infrared thermographer. We have a Level I Certified Infrared
Thermographer on staff that can assist you with your needs in this area.
